STEP EIGHT: TRADE-INS ON NEW HOMES
Yes, we do take trade-ins. It is not uncommon for customers to
upgrade their homes by trading the old one for a new mobile home.
As of Oct. 13, 2004, no homes built before 1976 can be relocated
in Floridathey have to be disposed of, and no trade-in value
is allowed. Buyers face the dilemma: "Do I remodel the old
home? How much is that going to cost? Or, should I trade it in on
a new home? Trade, remodel, or just forget it?"
We have worked with customers who find the price of remodeling
to be $25,000 or more. Once the remodeling is done, one still has
an old home. In most cases, if remodeling the older home to bring
it up to an acceptable standard is extensive (which also translates
expensive!), it would be more prudent to look towards the
purchase and value of a new home.
Here is an example of how a trade-in works. Let's say the customer
has a 1976 or newer 12' x 56', 2 bedroom, 1.5 bath, in very good
condition, to trade. The attachments such as carport, screen room,
or Florida room cannot be used again because they don't meet current
building codes, so they are salvage materials. We estimate that
we can sell the trade-in home on our sales lot for $2500. This amount
would then be subtracted from the cost of your new home.
Not For Everyone
Not everybody trades his home in. Many remodel or forget it and
settle for what they have. That's fine with us. We want the customer
to be happy with our help and advice, even if it does not result
in a sale. If we sold a home to everybody we talked to, we couldn't
handle it! We are available to you and offer any assistance you
